Why Stay in an RV Park?

When you’re researching vacation ideas, there is a lot to take into account. From where you should go to how long you should stay, there are a number of factors to consider. Here are some of the reasons why RV campsites and campgrounds make a great place to vacation:


  • You have lots of room: If you are traveling with a large family, hotel rooms can feel cramped. When you stay at an RV campsite, you have the option to go on walks and enjoy the nature you are surrounded by. You can sit outside with food, drinks, and good company!
  • You don’t need to worry about how much to pack: Hauling suitcases around hotel lobbies and airports is a hassle. One major benefit of staying at an RV campground is that you do not need to worry about packing light! You can bring as much as you want, including mountain bikes, paddle boards, and other sports equipment.
  • You can make it a home away from home: Your RV is like a second home, giving you endless possibilities to decorate it how you’d like. You can bring a mattress you like, a good amount of clothing, and anything else you need from your home. Another good thing is that unlike a hotel, you don’t need to worry about if the sheets were washed since the last person was there.

Whether you are traveling across the country or plan on spending a while in the Greensboro, NC area, we are here for you. Our RV campsites have access to water, power, and a septic system. If you need propane for your RV, there is also a filling station approximately 10 minutes away from our property. If you have any questions or concerns, need to report power or water outages, please contact the RV campsite owner Randy Frye at 336-589-4797.

Rent

Rent includes the lot rent, electrical, water, sewage, and usage of the dumpster. Rent is due on the first of each month, if paying on a monthly basis. If you come in before the first of the month, then the weekly or daily rate would apply. If paying on a weekly basis, rent is due on the first day of the week. If you leave before the month or week is over, there will be no refund given for the remainder of the month or week.


There is a $15 late fee assessed after the first. We accept cash, check, or credit card. There is a 3% convenience fee for a debit/credit card transaction. All rent and charges owed herein shall be made payable to R & K Properties. There is a $35 charge for any returned checks. If payment is not received, R & K Properties reserves the right to disconnect power and will not be responsible for food spoilage.

Only single family campers are allowed (ex. husband, wife, child). Sub-leasing is not allowed as well as renting your camper or campsite to someone else, unless approved by management.


Payments can be made in person by contacting Randy or Scott, and they can be dropped in the drop box located at 215 Western Rd. or by phone if paying by debit/credit card.

Security Deposit

The $100 security deposit paid shall be refunded upon leaving the campground. The campsite must be left clean, with no damages or debris at the site. The tenant’s RV damages caused by natural disaster (flood, earthquake, strong wind, hail, snow, etc.) and theft shall be covered by the tenant’s own RV insurance.


If you are asked to leave the RV park for any reason, the security deposit is forfeited.

Utilities

Water, power, and sewage are provided in the cost of the rent. Any other utilities that are arranged to be installed at the campsite by the camper must have prior approval by RV park management. Water, power, and sewer lines need to be flagged and will be the camper’s responsibility if damages are incurred.

Water

Our water is on a single well system. It is highly recommended that you fill your water tank upon arrival. Since the RV campground is on a single well system, situations may arise with the pump, pressure tank, pressure switch, water line, or electrical failure. Filling your water tank will ensure you have ample water until the repairs are made.


If you notice a loss of water pressure or water, please contact Randy or Scott as soon as possible. We will work diligently to get the water back on as soon as possible. If a problem occurs after hours or parts are required, we will get the parts as soon as possible and apologize for any inconvenience. If there is a loss of power, please do not try to connect a generator to the well house. 

Septic

Our RV park is on a private septic system. Please do not flush anything that is not biodegradable into the system. If the system fails, it will affect multiple campsites.


The green grassy areas are green for a reason. This is where the septic systems and septic lines are. Please do not drive or park in the grassy areas. It must be kept undisturbed per Rockingham County Environmental Health Department. 

Power

Our power is provided by Duke Energy. If you have a loss of power, please text or call Randy or Scott as soon as possible. We will do everything possible to get the power restored. We will try to notify you if there is a loss of power that we are aware of. We will also give you updates on power outages as they are received by us.


Our RV park is not responsible for items lost during a power loss. We are also not responsible for any pets’ safety during a power loss.


If power usage spikes during extreme temperatures, a power surcharge may be incurred to compensate for the usage.

Sanitation

For your convenience, a dumpster is provided for all campers. Please limit this to

household trash only. No furniture, mattresses, or building materials are allowed. If the dumpster is full, please notify us as soon as possible. Do not place any trash on the outside of the dumpster. 

Propane

There is a propane filling station about 10 minutes away if you need propane.

Pets

House pets are welcome at our RV campground. Our pets give us comfort when we are away from home. A house pet is defined as a pet that spends its primary existence within the RV. Any dangerous breeds of dogs are not allowed in the campground.


Rockingham County has a leash law. All pets must be on a leash when outside. All pets must be current on their vaccinations.


If a house pet is disturbing to the other campers, a warning will be given. If the house pet continues to be a disturbance, you will be asked to leave the RV park. We love our pets, but our campers’ comfort and sleep come first.


Doggie stations are provided in the grassy areas for your convenience and sanitation purposes. You are responsible for cleaning up after your pet. Please help us keep our RV campground sanitary and safe. 

Campfires

Campfires are only allowed if they are in a fire pit. Only wood may be burned, and wood piles must be kept neat. It is illegal to burn trash. If there is a burn ban in effect, no fires will be permitted at that time.

Property

The RV campground speed limit is 10 MPH. We do not permit speeding or spinning of tires.


No structures that would make your camper a permanent camper is allowed. This includes decks, steps, underpinning, etc.


The property surrounding the campground is private and an active hunting lease for deer, turkey, bear, etc. These are very serious hunters and have cameras up, so please do not trespass. No hunting in campground or the surrounding areas is permitted. Firearms are prohibited from being discharged on campground property. 

Alcohol

Open containers of alcohol are prohibited in the public areas. Public drunkenness and use of loud or vulgar language is also prohibited.

Quiet Hours

To ensure the rest of others around you, quiet hours are from 10:00pm-7:00am.

Vehicles

There is a two vehicle limit per campsite (campsites are limited to space). Only the vehicles that you listed when you checked in are allowed. All vehicles must have current tags and insurance. Any other vehicles are subject to towing at the owner’s expense.
